The property is very special. It consists of 150+- acres of land with about 70 acres of open pasture, rolling hills and forest. It is situated in Belmont next to Avondale in Hants County. A quaint community filled with history just 45 minutes to Halifax or the airport. The farm is known as Wallace Point because the first (and long time owners were the Wallace family). The Wallaces where successful apple farmers and shipped apples to the UK from their own dock at the farm. The farm is totally hidden from all other properties. It cannot be seen . There is an excellent basement under most of the house set up for storage and a small inside workshop and pottery drying area.. There is a connector building leading into a terrific 2 story barn used as a garage. The upper floor has a large finished office for the retired owner, along with lots of loft storage space. There is a separate smaller barn and a newer 15 x 40 post and beam barn.
Closer to the shore, the original apple warehouse was moved to a point and set on a concrete foundation. The apple warehouse became a great guest house. It is very rustic, solid and like walking into a movie set for a western classic. Beamed ceilings, huge windows, woodstove, open kitchen, plank walls. It has it's own septic system and water and power and is self-contained. The day we listed the property deer were running around outside this guest house. Talk about nature . . . beside having the resident deer there are rabbits, eagles, raccoons, fox, loons and blue herons. There is a pine forest, trails around the farm for walking, cross-country skiing, and horses. And of course, there is about a mile of frontage on the Avon River which is at the mouth of the Minas Basin on the Bay of Fundy. The farm wraps around a point of land and also fronts on the Kennetcook River. It's a natural paradise. The site, if developed, could be sold for a much greater value as waterfront properties, however, the owners have a special attachment to this property and would prefer to sell it as one estate farm. I believe it represents incredible value if you are looking for privacy without being remote, love older homes, character buildings, rich farmland, the smell of salt air, nature, history and, of course, a project. This is a large estate property in fine condition.
