3 bed cottage (garden plot 50 yards away also available)

About this 3 - Semi-Detached |
This rural cottage has been carefully renovated whilst retaining its original charm.
A glazed and paneled hardwood door opens into a porch which leads to the 15ft 5in by 12ft (4.7m X 3.6m) sitting room. There is a feature fireplace with open hearth, black iron wall lights, window to front, tiled floor with undertile heating. Stairs lead up to the first floor and an arch leads into the:
Kitchen/Breakfast room which is 12ft 3in by 8ft (3.73m X 2.44m). This has been fitted with a range of base units, a single sink & drainer with mixer tap, built in stainless steel oven and a ceramic hob. The worktops are solid beech, the splashbacks are tiled, it has a tiled floor with undertile heating. Spotlights illuminate the kitchen area and a black iron wall light illuminates the dining area. Two windows to rear. A door leads into the:
Bathroom which features a roll top bath with shower mixer tap, a pedestal wash hand basin and a recess which houses the wc. A separate recess is plumbed for a washing machine. It has a tiled floor with undertile heating and the walls around the bath, basin and wc are tiled. There are two windows and recessed ceiling lights.
The 1st Floor landing has doors to 3 bedrooms, access to the loft area, and a door to a separate half bathroom with wc and hand basin. Please note the stairs/spindles/banisters are all varnished along with the flooring of the landing/half bathroom/3 bedrooms. Doors are all stained and have black iron fittings.
Bedroom 1 is 9ft 3in by 9ft 1in (2.82m X 2.77m) with a window to the front. A recess houses a tiled shower cubicle and hand basin with tiled splashback. There is a centre ceiling light and, in the shower recess, a recessed ceiling light.
Bedroom 2 is 11ft 8in by 8ft (3.56m X 2.44m) though part of this has restricted head height. There is a window to the side and a built in airing cupboard in a corner. There are two wall lights and some exposed timbers.
Bedroom 3 is 9ft 1in by 6ft 3in (2.77m X 1.9m) though a chimney breast in one corner reduces the length to 7ft 5in (2.26m) for this part. There is a window to the front and a centre ceiling light.
To the front of the property is a private driveway for use by this and five other cottages. The property has no adjoining garden but there is sufficient space to the front and side for off road parking and flower tubs. Approximately 50yards (45.7m) further along the driveway is a separate garden plot approximately 50ft by 30ft (9.14m X 15.24m). I am selling this plot separately, price to be negotiated. This would be ideal for a summerhouse, garden, and further off road parking (or garage subject to planning consent). This plot is worth over £10,000 but I would sell it with cottage for combined price of £149,950.
As noted above the cottage has been carefully renovated. The original roof tiles have been laid over a completely new roof; the ceilings and the floor timbers (including joists) have been replaced; a new damp course has been injected where required; all old plaster has been stripped off and the walls rendered/finished. The electrical wiring and plumbing has been renewed as the works progressed and provision made for an alarm system. The double glazed units have wood effect frames to combine function with character.

Area Information |
| Great Dunham is a small village near to (and within the school catchment area of) Litcham. Litcham High School in particular is very well regarded.
Great Dunham is close to Swaffham and to Dereham (each within 15 minutes) and both Kings Lynn and Norwich are around a 30-40 minute drive away. The coast and Thetford Forest are easily accessible each being 35-45 minutes by car.
The property is in a rural location and overlooks gardens or fields on 3 sides. The separate garden is away from even a minor road enabling the full enjoyment of the rural setting.
