 It is one of seven farms in the valley and was known locally as the seventh farm.

Most of the work we have done consists of: fencing paddocks, building, repairing and planting native trees and shrubs along with viable long term self sufficiency methods.

The whole perimeter of the enclosed 18 and a half acres is extremely well fenced with rylock and barbed wire, one area has 6' high galvanized weld mesh fencing, with good water supply throughout.

The perimeter has also been planted with a mixture of conifer and Christmas trees.
Eight well fenced and accessible paddocks are available within the entire enclosure, all are of a good size and provide grazing for livestock (we currently have a shire horse)
The top ground has been planted with 500 Xmas trees some two years age all of which are doing well.

POND,FIELDS AND BUILDINGS

The centre piece of the land is a lake with an island which holds a good head of course fish (Carp, Tench and silver fish).
All of the paddocks are accessible by vehicle from the yard.
Next to the lake is a stone built building under a welsh slate roof, which is ripe for DEVELOPMENT subject to the required planning permission.

This was an old stable and with the right permission etc could be turned into either a house or holiday cottage. The views from this building across the lake and down the valley are just breathtaking.

The front garden is laid to lawn with a patio area surrounding the house, numerous trees and shrubs provide a super display all year round.

The front garden also gives access to the chicken area, and a gate takes you down a lane to the large vegetable patch and access to the fields.

The yard has the ability to park up to 15 vehicles and from the yard a road lies alongside the stone kennel block and stables giving further access to the ground.

THE KENNELS


The kennels
Eight new block constructed kennels (approx 12’6’x 6’) with built in sleeping areas, all with fully fitted rubber matting floors, steel gates, a food preparation area, water, heat and light are contained within this large block constructed building.
Adjacent to the kennels and within the same building are two 12'x12' loose boxes for horses or other livestock with its own access.
The kennels have an access area running alongside approx 200 yards which gives access to the fields.
Numerous outbuildings for storage are on site, currently being used as storage for implements and to hold fodder / animal feed.

An office is provided on the yard which was used to run our successful Dog breeding business.
Heating and light is also available in this building.

GREEN AND ECO SERVICES

Services are totally private, drainage to a cesspit, with pure spring Water from a nearby spring being pumped to the house and kennels.
An lPG Rayburn for cooking, central heating and for water heating.
A Lister 5Kw electric start diesel generator is fitted to run heavy equipment however is little used as it is supported by a 3Kw auto change- over inverter, a 1Kw stand alone wind turbine supplemented by two smaller wind turbines and a large PV array provides a totally green supply of electricity, the running costs are very small compared to mains power.

Hot water in abundance is available FREE thanks to the roof mounted solar collection panels which then store the heated water in a solar cylinder located in the bathroom.
It is very hard to describe these properties assets and potential, in summary it is UNIQUE in every way and very desirable and cheap to run.
