| JSC “BALTIJOS PIRKLIAI”
JSC “BALTIJOS PIRKLIAI” started its industrial and trading activity as a Private Company in the year of 1991. At the time its authorized capital made 10000 Litas.
The owner of the Company and all stocks in the Company is Vaidas Šimaitis. The main field of the Company’s activity in the very beginning was building and finishing. During the period of 1991 – 1995, the Company built and fully finished objects like “Alita” hotel in Palanga. The staff was specialized in the finishing work of cafes, restaurants and dwelling-houses. Since the year 1994, the Company has been renting hotel “Šilas” in Palanga and performed its administrational and management work until the year of 1997. Another activity of the JSC “Baltijos pirkliai” is public catering. A chain of cafes was established in Palanga, which successfully worked until 1999. In the year 1999, the Company built its own motel with leisure and entertainment centre with saunas, which was exploited until 2003. In 2002, the Company started a real estate business. In 2008, the authorized capital of the Company is scheduled to increase up to 1, 21 million Litas. Company owns these land parcels:
Land parcel at Mokyklos st. 62, Palanga, is co-ownership with Vaidas Šimaitis, where total area is 12,9759 hectares. 12,5079 hectares owns Vaidas Šimaitis, 0,4680 hectares owns JSC „Baltijos pirkliai“. Land parcel values 129 million Litas. Purpose of land parcel – other (commercial buildings)
Land parcel at Būtingės st. 75, Palanga, where total area is 20,3757 hectares. Purpose of land parcel – other, using format – service and engineering communication objects. Value of land parcel – 10,19 million Litas.
Land parcel at Mokyklos st. 75, Palanga, where total area is 2,5178 hectares. Purpose of land parcel – other, using format – low-rise dwelling houses. Value of land parcel – 12,50 million Litas.
Land is located at southwest part of Šventoji, 300 metres far from the sea. Purpose of land parcel – other (commercial buildings). There is allowed to build building till 30 metres in this land parcel. Complex has several parts:
1. 17 cottages. It is blocked villas for recreation which was started to build in 2005. Total area of cottages – 1448,58 sq.m. and total area of land parcel – 4600 sq.m. Value of project is 7 million Litas.
2. Complex of hotel and apartments. Project of nine buildings started on 2006 and will be finished on 2008. There is projected 385 apartments, 34 hotel rooms and seeks 35000 sq.m., living space – 29963,93 sq.m. Also there are over ground parking with 320 places, 400 sq.m. commercial area. Complex with six, seven, eight floor buildings where areas of apartments are from 23 sq.m. till 350 sq.m. is 300 metres far from the sea. Company arranged infrastructure, renewed neighbouring park. Apartments are sold fully decorated also there will be afforded administration services. For this reason owners of apartments will not have to bother about safety, windows and common areas cleaning. Sales of apartments at the moment seek 70% of total number of apartments. Value of project is 135 million Litas. At the moment sales seeks 78,82 million Litas.
3. Complex “Elijos dvaras” which is formed from Lithuanian food restaurant “Elijos dvaras” with 800 seats, Chinese restaurant “Auksinis drakonas”, museum, information centre, conference hall with 300 seats. Total area of complex will be 2936,50 sq.m. Project will be finished in 2009. Value o project – 15 million Litas.
4. “Pirklių alėja”. It is avenue with 7 cafes, restaurants, shops, commercial areas. Company seeks to propose necessary services and commodities. This avenue will link complex with the beach where will be safeguard and medical stations, lockers. Project will be started at 2009.
Also There is projecting family entertainment complex where will be water entertainments, complex of 21 saunas, SPA centre, nine and two floors hotels, cafes with seven different countries food, restaurant with sea view, night club, casino, gym, 21 billiard tables, 12 bowling lanes, beauty saloons, play rooms for kids. There can be 2300 visitors at same time in family entertainment complex. Wide technical possibilities of buildings with modern attendant services will let to organize big local and international events, conferences at this complex. This will reduce influence of seasons for the resort, increase number of tourists. Total area of family entertainment complex will be 44628,39 sq.m., where nine floor hotel will have 24143,60 sq.m., conference centre – 2487,92 sq.m., aqua park – 9357,22 sq.m., SPA centre – 3177,99 sq.m., commercial area – 3379,30 sq.m., two floor hotel – 2082,36 sq.m. At the moment there is finishing designed decisions. Project will be introduced to institutions of city municipality on April of 2008. Company is negotiating with potential operators of Aqua Park. Prospective date of work beginning is summer of 2008. Value of project is 275 million Litas. There will be 292 new work places.
